As a co-investor, Fairfield’s interest is aligned with that of our investment partners; therefore, our sales goal is to maximize investment returns for the joint venture.
Fairfield's property dispositions group has sold $12 billion of real estate assets since 1997, with a 10-year track record that reflects a 27% IRR to our investors.
We have consummated sales with plan sponsors, pension fund advisors, large insurance companies, public and private REITs, and foreign institutions.
Fairfield's recommendations on sales -- what, when and at what price -- is a derivative of our extensive market making activities. Our sales team evaluates information from Fairfield's research department to determine the market value of an asset. This evaluation is reconciled with investor objectives and presented to senior Fairfield management who determine when to recommend to our investment partner that an asset is best timed for disposition.
